Junk removal is priced primarily by the volume the items occupy in the truck, and secondarily by item type, weight, and the labor required to reach and load them. Final pricing may vary based on actual volume, item weight, stairs, elevators, distance from the truck to the items, disassembly, disposal fees for specific item types, and the final scope of work.

Quotes are valid for 30 days from the date of issue unless otherwise stated in writing.

We reserve the right to revise a quote if the scope changes, site conditions differ from what was described, additional items are added, or disposal or labor costs change.

On-site price confirmation

Most junk removal jobs are priced in person before any loading begins.

On arrival, the crew reviews the actual pile, the item types, the access route, and the volume the load will occupy, then confirms the price with you.

You are free to decline at that point, at no charge, if the confirmed price does not work for you. Loading begins only after you approve the price.

If the actual items or conditions differ materially from what was originally described, the price, the time needed, or the ability to take certain items may change.

Scheduling

Service dates and arrival windows are scheduled based on availability and route requirements.

Same-day service is offered in many cases but is not available for every request, since it depends on the day's route, current bookings, and the size of the job.

We make reasonable efforts to arrive within the scheduled window. However, delays may occur due to traffic, weather, previous jobs, landfill or transfer station wait times, access issues, or other circumstances beyond our reasonable control.

If your appointment needs to be rescheduled, we will make reasonable efforts to contact you.

Customer responsibilities

You are responsible for:

Providing accurate contact information;

Providing accurate service location information;

Describing the items and the volume as accurately as possible;

Disclosing known hazards such as mold, pest infestation, biohazards, sharps, animal waste, water damage, or unstable stacking;

Disclosing any item that contains fuel, refrigerant, compressed gas, or chemicals;

Ensuring we have safe and reasonable access to the items and a legal place to park the truck;

Arranging parking, elevator access, building access, loading dock times, or HOA and property manager approval where required;

Clearly separating or marking anything that is to stay;

Ensuring pets and children are kept away from the work area and the loading route;

Obtaining any required permissions, approvals, or permits where applicable.

If the site is not ready, unsafe, inaccessible, or materially different from what was described, we may reschedule the work, revise the quote, or apply additional charges.

Authorization to remove and dispose

Removal is final. Once an item is loaded and hauled away, it is typically processed, donated, recycled, or disposed of the same day and cannot be retrieved.

By authorizing the crew to begin loading, you confirm that:

You own the items, or you have the legal authority of the owner, landlord, executor, trustee, or property manager to have them removed and disposed of;

You have removed or identified anything that is not to be taken, including documents, medication, keys, valuables, cash, jewelry, firearms, hard drives, and sentimental items;

You accept that removal is permanent and that we are not responsible for retrieving, replacing, or compensating for items you authorized us to remove.

We are not responsible for verifying ownership, and we are not liable for items removed on the instruction of a person who represented that they had the authority to order the removal.

If you are unsure about a specific item, tell the crew before loading begins.

Items we do not remove

We do not accept hazardous materials, including but not limited to chemicals, solvents, paint thinner, pesticides, asbestos, medical or biohazardous waste, sharps, radioactive material, ammunition, and explosive materials.

Other items may be restricted, may require special handling, or may carry an additional disposal fee, including appliances containing refrigerant, propane tanks and other compressed gas cylinders, fuel, oil, batteries, tires, and pianos or safes that require specialized equipment.

Where a refrigerant-containing appliance is removed, refrigerant recovery is handled through the appropriate certified channel rather than at the curb.

If an item cannot legally or safely be hauled by a private company, we will tell you before the job begins and, where possible, point you to the correct disposal option, such as a Wake County convenience center or a household hazardous waste facility.

What happens to removed items

Where an item is in usable condition and a receiving organization will accept it, we route it to donation.

Electronics are recycled rather than landfilled, consistent with North Carolina's disposal restrictions on televisions and computer equipment. Other materials subject to state disposal restrictions, including appliances, tires, and yard waste, are routed to the appropriate facility.

Remaining material is taken to a licensed transfer station, recycling facility, or landfill.

We make reasonable efforts to divert usable and recyclable material, but we cannot commit to a specific donation or recycling outcome for any particular item, since that depends on the item's condition and on what receiving facilities accept on the day.

Property access and condition

Reaching items often means moving them through hallways, doorways, stairwells, and tight corners.

We take reasonable care during removal. You should tell us in advance about narrow doorframes, delicate flooring, fresh paint, low ceilings, soft ground, steep or unpaved driveways, or anything else on the route that needs care, so the crew can plan around it.

We are not responsible for pre-existing damage, for wear revealed once an item is moved, such as flooring or wall marks underneath or behind it, or for damage caused by conditions that were not disclosed.

Where a driveway, lawn, or private road cannot support a loaded truck, we may need to park further away, which can affect the labor involved and the price.

Payment terms

Payment terms are confirmed at the time of booking and may also be stated in your quote, invoice, or written communication.

Final payment is due on completion of the work unless otherwise agreed in writing.

For large-volume, multi-truck, multi-day, or commercial jobs, a deposit may be required to hold the date or to cover disposal costs committed in advance.

Accepted payment methods are confirmed when you book. Late payments may result in additional fees, collection costs, interest, or suspension of future services, where permitted by law.

Cancellations and rescheduling

Cancellations or rescheduling requests should be made at least 48 hours before the scheduled start.

Where a deposit was taken, it may be non-refundable if cancellation occurs after scheduling commitments have been made, crew or equipment has been committed, disposal capacity has been reserved, or work has commenced.

We may reschedule or cancel service due to weather, unsafe conditions, illness, vehicle issues, facility closures, access issues, emergencies, or circumstances beyond our reasonable control.

Photographs and illustrations on this website are used to show the type of work described on each page. They are illustrative and are not presented as a record of any specific completed job, customer, property, or result.

We do not present images as before-and-after evidence of a particular job unless the page says so directly.

Results and limitations

We make reasonable efforts to provide careful, complete junk removal service. However, results may vary based on the volume and type of items, the access route, the condition of the property, and the scope agreed.

Cleanouts are a removal service, not a cleaning or restoration service. Unless specifically agreed in writing, the work is the removal and hauling of the agreed items, and does not include deep cleaning, sanitizing, remediation, repair, or restoration of the space afterwards.

We are not responsible for limitations caused by pre-existing conditions, hidden defects, structural issues, contamination, or unsuitable site conditions.

Liability

To the maximum extent permitted by law, Koka Junk Removal and our operating company are not liable for indirect, incidental, special, consequential, punitive, or loss-of-profit damages arising from the website, quotes, scheduling, communications, or services.

We are not responsible for pre-existing conditions, hidden defects, underground utilities or systems not properly marked or disclosed, structural issues, contamination, or damage resulting from circumstances beyond our reasonable control.

We are not responsible for items removed with your authorization, as described in the authorization section above.

To the maximum extent permitted by law, any liability related to a service is limited to the amount paid for the specific service giving rise to the claim.
